I found that an excellent way to find motivated sellers is on the internet. Certainly, there are virtually scores of businesses hocking lists of motivated sellers. I’m talking about an online presence that the owner controls and has exclusive access to. Essentially, a website that you own that captures leads of motivated sellers.

How should you put such a solution into action? It all begins with a quality website. It should show you as a serious business owner with the means and capital to solve the motivated seller’s problem. It should illustrate that you have solved dilemmas for other motivated sellers. You’ll want to use convincing copy writing techniques to convince your visitors to want to contact you. It should contain avenues for them to submit their property details and contact information to you.

The first step is to create an excellent visual design or pay a graphic designer to do it for you. Alternatively, you can purchase a template and customize it. Making something from scratch or buying a template from a store will require coding competence. Hiring it out will certainly require capital. You need to make the decision about what your time is worth. Is your time worth $20 an hour to make it yourself? Do you have more time than money?

Testimonials are convincing and should be included. You’ve likely been using some sort of credibility kit so migrate that to your site. If you don’t have actual numbers and real quotes get them. You should also consider audio testimonials. There is nothing more convincing than a satisfied customer.

Your visitors will complete your online forms if you use compelling copy. I’ve found that Dan Kennedy is a great person to emulate when writing your copy. He may be unequaled in the field of writing copy. Get his book called, The Ultimate Sales Letter, and read it cover to cover. Be certain to write your copy with a compelling call to action at the end of each page.

Finally, include plenty of lead generators. These are online forms that your visitors complete. Use the forms to obtain the contact information of the visitor as well as their property details. Some database programming here is necessary to link the form fields to the database records.

The last trick is driving traffic to the site. Using the major search engines to advertise is a great way to do this. This can be done with searching engine optimization and PPC. Once you start receiving traffic you may find that you’ll need to tweak your copy. If you’re not converting like you think you should have someone read over your copy for some critiques. You can increase your conversion rates by utilizing squeeze pages and landing pages.
